The orders have been lifted. Here is exactly where Alfresco Quarter stands. This building has a history, and we are not going to gloss over it. Here is what has changed, what has not, and what comes next, on the record.
Where we have come from
Alfresco Quarter had serious construction defects. They were identified by the regulator in 2021 after the developer entered Receivership and they are a matter of public record. We are not here to erase that history. Since January 2021, the Receivers and Managers have funded and managed the rectification of the building: 90% of defects are now complete, at a cost of approximately $70 million, with a registered replacement contractor and independent oversight.
Where we are now
Building Commission NSW has revoked the Building Work Rectification Order and the Prohibition Order. The remaining works are locked into a legally enforceable undertaking, overseen by an independent Undertaking Manager. This step was taken by the regulator. It is independent, and it is on the public record. The undertaking outlines a 12-month period for the remaining rectification works from the date the Owners Corporation signs the Deed Poll.

What it means — and what it does not
It means there is now a regulated, independently supervised path to completing the remaining works.
It does not mean the building is defect-free. An Interim Occupation Certificate is currently in place. An application for the final Occupation Certificate will be made once the remaining rectification works have been completed; we cannot give a date at this stage. Has the building been fixed?
Not entirely, and we will not say otherwise. 90% of the identified defects are complete; the remaining defects are being completed under the undertaking, with independent oversight. What is in place now is a structured, regulated plan.
Is the building safe to live in?
Yes. It has been continuously occupied throughout the rectification. The orders related to completion defects, not to whether the building was safe to occupy.
When will the Occupation Certificate be issued?
An Interim Occupation Certificate is currently in place. Once the remaining rectification works have been completed, an application will be made for the final Occupation Certificate. We cannot give a date at this stage.
I am thinking of buying. What should I do?

Who was responsible for the defects?
The defects arose from construction work carried out before the Receivers and Managers were appointed in January 2021. The original builder was replaced in 2021; remediation work has continued without interruption under Receiver funding and management since. The current builder is not responsible for the defects.
